Not All Square Footage Is Created Equal: Understanding Livable Space

Not all square footage is created equal—and when it comes to pricing, that matters.

Here’s what typically counts toward livable square footage, also known as GLA (Gross Living Area):

✅ Interior finished and insulated rooms
✅ Permitted spaces with heat and proper ceiling height
✅ Integrated, permitted ADUs

What does not count:

❌ Garages
❌ Unfinished basements or attics
❌ Decks and patios
❌ Bonus rooms without heat or permits

💲 Why it matters: Square footage is often used to compare value—but if you're not comparing true livable space, the math gets misleading.

“Bonus” space might look great in photos, but it doesn’t always hold weight when it comes to appraisals or comps. We help you see past the number—to understand what’s actually usable, valuable, and worth your offer.

When buying or selling, it’s important to know which areas truly add value—our team can help you evaluate your home with confidence.
