2450 Larkin: A Transformation That Made Headlines

In today’s market, thoughtful preparation has become one of the most impactful strategies for sellers—and the results can be extraordinary. One of our favorite examples of this approach in action is 2450 Larkin, a Russian Hill TIC we transformed in 2022. The property had previously been listed without success by another firm, but with the right vision and preparation, the outcome was dramatically different.

The Transformation

Our team managed a $43,000 project over six weeks, covering every detail from cosmetic updates to full staging:

  • Refinishing all hardwood floors
  • Removing heavy draperies and patching/painting the walls
  • Painting the entire interior - from drab yellow to white with colorful accents and trim
  • Painted an accent wall on the front exterior and added new exterior sconces
  • Installing a new kitchen backsplash
  • Painting / spraying out of style yellow kitchen cabinets with modern grey and placed new hardware / pulls
  • Replacing old fireplace surrounds with new tile
  • Landscaping, window washing, junk removal, power washing
  • Installing new light fixtures and GFCI switches
  • Replacing misplaced garage door openers
  • Full staging with artwork, accessories, rugs, and lamps
  • Professional cleaning / detailing 

With a refreshed aesthetic and a renewed sense of style, the home was ready to shine.

The Results

We launched a tailored marketing campaign, built pricing models to guide our go-to-market strategy, and showcased the property to its full potential. Despite tough market conditions—mortgage rates were soaring at the time—2450 Larkin sold immediately with three offers, closing 8% over asking at $3,225,000 (listed at $2,995,000).

For a TIC, a more challenging property type, this was a particularly meaningful win. The prep work not only unlocked hidden value but arguably made the sale possible at all. Without the improvements, the home might have lingered on the market—or sold at a discount of nearly 15% (roughly $480,000). Instead, the investment yielded an estimated 11:1 ROI.
